Why Shire roofs go dark
A lot of the Sutherland Shire is leafy, ridge-top housing backing onto bushland, and plenty of it sits close to the Woronora and Georges rivers. Both make roofs work hard. Shade and leaf litter hold moisture on the tiles, which suits lichen and moss, while homes near the water collect a film of salt and grime that dulls the colour.
That patchy, darkened look is usually organic growth rather than permanent damage. Once it's cleaned off properly, most roofs come back close to their original colour.
How we clean a roof
- Check first. Noah looks at the tiles, ridge capping, valleys and safe access. If a roof is too fragile, he says so before any work starts.
- Protect the property. Gardens below are wet down, outdoor furniture and cars are moved, and downpipes to rainwater tanks are disconnected or locked off.
- Low-pressure treatment. A cleaning treatment is applied from the top of the roof down and given time to work on the lichen and mould.
- Gentle rinse. The roof is rinsed at low pressure, so water isn't driven under the tiles or along the laps of a metal roof.
- Gutters and walk-around. Debris that washes into the gutters is cleared, and we walk around the job with you before packing up.
Tile, terracotta or Colorbond
Each roof type needs a slightly different touch, but none of them should be blasted.
Terracotta
Often found on older homes. The surface can be worn on older tiles, so the clean is gentle and the rinse is low pressure.
Concrete tile
A very common roof tile. Lichen grips the rough surface, so the treatment does the work, not the pressure.
Colorbond & metal
Salt, dirt and lichen sit along the ribs. A soft wash lifts it without scouring the factory paint finish.
